Welcome to

Te Awamutu (aka TA, Rosetown, The Rivers End, The Home of Free Activities)

The centre of the Waikato, and the gateway to the King Country, originally named Otawhao, Te Awamutu was renowned as the last stop for a beer. Known as Rosetown, our fertile soils grow the biggest rose blooms that boast the best colours. With a memorial park dedicated to the flower of love, you won’t find a more beautiful array of varieties than right here.

From flourishing flour mills and fields of grain arose our strong identity to the land. Agriculture, horticulture and export are infused in Te Awamutu’s DNA. Our lush land of milk and honey provides for export giants, international brands and employment.

A place of rich history, from the birth place of the first Maori king, Potato Te Wherowhero to St John's church, perhaps the oldest in the Waikato and   known for its mountainous landmarks, Te Awamutu offers many a free walking and biking trails, not only to capture the adventure in all of us but to acknowledge historic and eco sites. Enter the mystical forest to the world of giant kahikatea, circle Lake Ngaroto, the hiding place of scared carving, Te Uenuku, now housed in our modern museum or reach the top of the world climbing Mt Kakepuku.

Garages

Get in touch to arrange your private viewing. Hidden just moments from the heart of Te Awamutu, this exceptional character villa delivers the rare blend of central convenience and complete privacy. Positioned just off Alexandra Street, you can leave the car at home and stroll to town, cafes, schools, and everyday amenities with ease. Tucked discreetly down a private driveway, this is one of those rare finds - a hidden gem that only reveals itself once you arrive. From the street, there's no hint of what awaits. As you walk down the drive and approach the home, a beautifully framed courtyard, established hedging, and striking boxed tree set the tone for what lies beyond. Step inside and the atmosphere changes instantly - warm, inviting lighting fills the home, which quite literally "pops" with character, space, and charm. A grand entrance welcomes you into a wide central hallway, immediately showcasing the scale and elegance of the villa. High ceilings, polished timber floors, and large character windows create a light-filled sense of openness that flows throughout. Fresh paint and thoughtful presentation deliver an immediate sense of style and quality. To the left of the entrance, privately positioned off the hallway near the bedrooms, is an additional living space - a versatile fourth "flex" room. This private lounge offers outstanding flexibility: a quiet retreat, media room, formal lounge, or work-from-home space. Well separated from the main living hub, it enhances privacy and lifestyle balance. Also to the left are three well-proportioned bedrooms, including the master suite complete with ensuite. The layout provides excellent separation for family or guests, supporting both privacy and practicality. Straight ahead, the home opens into a generous open-plan dining and living area - the true heart of the home. A wood burner creates warmth and atmosphere, while a second heat pump in the kitchen ensures year-round comfort. The modern kitchen is both functional and beautifully finished, featuring a central island with sink and water connection, plus a well-designed scullery that keeps daily living effortlessly organised. Flowing off this central space are two additional living zones, offering exceptional flexibility for family living, entertaining, or quiet retreat. Whether it's children, guests, or relaxation, this home adapts with ease. At the rear of the home are a practical laundry and the main bathroom. From the kitchen, doors open seamlessly to a covered deck - an ideal extension of the living space. From here, steps lead down into a private, beautifully established garden sanctuary. Surrounded by mature hedging and thoughtful landscaping, the setting is calm, secluded, and immaculately maintained. Stone pathways wrap around the villa, creating a peaceful circuit through trees and planting that feels like your own private retreat - tranquil, green, and almost park-like in nature. Practicality is well catered for with a modern double garage that complements the character of the home, plus two garden sheds for additional storage. A classic white picket fence frames the property, enhancing its timeless street appeal. This is more than a home - it is a private inner-town sanctuary where character, space, and lifestyle come together in a way that is increasingly hard to find.
