What’s the difference between Property Brokers’ Exclusive and Inclusive packages?

The Exclusive package (9% + GST) offers a lower monthly fee, but some services – like inspections and maintenance coordination – are billed separately. The Inclusive package (11% + GST) bundles those into your monthly fee for predictable costs and a hands-off experience.  


What does the management fee cover? Both packages include:

  • Listing on pb.co.nz, Trade Me, and realestate.co.nz
  • Tenant inquiries and viewings
  • Tenant vetting (references, credit checks, tribunal history)
  • Lease and compliance documentation
  • Monthly and annual statements
  • 24/7 tenant support
  • Tribunal representation (if needed)
  • Access to our Service Guarantee

What do I pay extra for under the Exclusive package?

  • Routine inspections: $55 + GST per inspection
  • Maintenance coordination: 9% + GST on work arranged
  • Healthy Homes assessment: $150 + GST (if needed)

What’s included in the Inclusive package that’s not in the Exclusive?

  • Routine inspections (every 13–16 weeks)
  • Full maintenance coordination with no added service fee
  • More support with arrears and 24/7 response
  • Annual financial reporting at no extra cost

Which package is better for first-time landlords?

Inclusive. It removes the guesswork and lets us handle the details. Ideal if you want fewer decisions and predictable costs.


Which package is better for experienced investors?

Exclusive. Perfect if you’re comfortable managing some tasks and want to keep monthly fees lower.


Are the fees tax deductible?

Yes, most management-related costs are tax deductible. Confirm with your accountant for tailored advice.


Can I switch between packages later?
