Welcome to

Historic and filled to the brim with old-world charm! Te Aroha is nestled at the foot of Mount Te Aroha, the highest point in the Kaimai Range. This beautiful rural town in the Waikato region is renowned for its gorgeous scenery, soda water geyser and warm, welcoming community.

Mt Te Aroha, the mountain of love, is the highest point in the Kaimai ranges and flows to the Coromandel. Te Aroha has the only mineral hot soda water geyser in the world with thermal hot water tubs.

With around 30,000 bathers visiting each year in the late 1800s, Te Aroha became the most popular spa town in New Zealand. Flowing from beneath Mount Te Aroha, the natural hot soda springs were renowned as a cure-all. Overlooking the Edwardian Domain sits Domain House Beauty offering a range of beauty and massage treatments.

Varying in temperature, some mineral springs contain naturally infused underground sodium bicarbonate, resulting in natural hot soda springs. And an effort to improve access to the soda water resulted in a bore being sunk in the 1930s - this resulted in the Mokena Geyser, the world's only hot water geyser. The geyser is named after the Maori Chief who gifted the land.

Set on just over 2 hectares in one of Te Aroha's most sought-after locations, this exceptional lifestyle property presents a rare opportunity to secure space, privacy and future potential on the outskirts of town. Perfectly positioned, it offers an enviable lifestyle today while also holding strong appeal as a long-term landbank investment. The gateway to the property unfolds like your own private parkland - beautifully established grounds framed by mature trees, curated gardens, tranquil ponds, and the charm of a walk-over bridge - creating a setting that feels a world away, yet remains incredibly convenient. Beyond the park-like frontage, the remainder of the land features open paddocks, ideal for livestock grazing or your own agricultural pursuits. At the heart of the property sits a well-maintained single-level family home designed for effortless living. An open-flow floorplan includes a modernised kitchen and a large lounge room with vaulted ceilings, creating a wonderful sense of light and space. A multi-purpose bathroom configuration adds everyday practicality for busy households. The home boasts generous proportions throughout, including a double internal-access garage complete with home office or hobby room. For those requiring serious shedding, the property delivers in spades. A substantial three-bay implement shed, along with a separate home workshop and garden shed, provides ample space for machinery, storage and tinkering. Location is key: within walking distance and in zone for Stanley Avenue Primary School and Te Aroha College, it offers convenience for families while retaining the peace, privacy and space of a true lifestyle setting. With the owners having secured their next property, motivation is high - this idyllic lifestyle opportunity must be sold, presenting a rare chance for discerning buyers to secure one of Te Aroha's most coveted homes. If you've been looking for a project with real upside, this one might just be worth a look. It's the kind of property where a bit of effort could go a long way. The existing two-bedroom home is... there. It's functional enough, but there's no pretending it wouldn't benefit from a bit of attention. The kitchen and bathroom do the job, and the bedrooms offer a place to land, but this is definitely more "potential" than "polished." There's also a single garage that's seen a few seasons and an outside room that could be useful for storage, hobbies, or a project space. Let's call it what it is - you're not buying this for the house. You're buying the land, the location, and the opportunity to turn it into something much better. Bring your vision (and maybe your builder). This one's all about what it could become.

This is a home with personality... and plenty of it. Big on space and substance, it's the kind of place that works well for families who've outgrown squeezing into smaller living. Recently repainted on the outside with a Mediterranean-style vibe, the inside mixes some modern updates with a few of the home's original features - giving it a bit of character rather than that "everything looks the same" feel. Upstairs you'll find four proper double bedrooms and two bathrooms, including a master with its own ensuite. Downstairs throws in an extra shower room and separate toilet, which will come in very handy when the household is trying to get out the door at the same time. Living spaces are generous. The updated kitchen and dining area connects easily to the family room, kept cosy by a Metro wood burner, while a second lounge gives everyone somewhere to escape when the house gets a little too lively. Outside, the 971sqm section is a bit of a blank canvas - but the swimming pool is already there, so next summer is sorted. There's internal access garaging, plenty of off-street parking, and enough space for kids, pets, or that garden project you've been meaning to start. Set in a quiet cul-de-sac on the edge of town, you're an easy walk to local amenities. Stanley Avenue School zoning and close proximity to Te Aroha College make life easier for families too. A solid family home with space, personality, and room to make it your own.
