Rural NZ finds its footing again


As we move through 2026, the rural property market is showing a level of confidence not seen since before the global financial crisis. Across the country, farmers and growers are entering next season in a far stronger position.

Improving returns, healthier balance sheets, and a more stable outlook are creating momentum, not just in sentiment, but in real market activity. Recent



Fonterra capital payments will serve to further reinforce this view. While global events, notably the Middle East conflict and rising energy prices continue to present significant challenges, confidence in the underlying strength of New Zealand’s primary sector remains solid and is being reflected in the decisions farmers are making.



The ANZ Commodity Price Index for March 2026 reached a record high in NZD terms, driven by a 4.1% month on month rise in world prices amid Middle East conflict-related supply chain concerns. This index is another key metric reinforcing the level of support for NZ’s primary sector exports.

Sales of rural properties over 20 hectares for the first quarter of this calendar year have held up well at 1.09 billion, with 336 farms sold over January through to March of this year. We are expecting a strong autumn quarter results too at similar or better levels.



Equally encouraging is the return of first farm buyers to the market. This signals not just confidence in current conditions, but also belief in the sector’s long-term future.
