The rural property market is on the move


After a challenging period of uncertainty, we are seeing a clear uplift in rural sales both in the second half of 2024 and early 2025. Buyer confidence is returning, and with interest rates stabilizing, capital is starting to flow back into the sector.

The end of 2024 saw a sharp increase in sales, and that momentum has carried into the new year. This January 58 rural sales confirmed across the market an 18% increase year-on-year - marking a clear shift in buyer confidence nationally. Property Brokers, for its part, has had a record February with over $120m in confirmed farm sales. So, we are actively looking for new listing opportunities for this autumn.

Falling interest rates and stronger commodity prices have been key drivers behind this resurgence, creating a favourable environment for buyers and sellers. After a period of uncertainty, rural landowners are now seeing genuine buyer demand, and the market is moving in the right direction.

Right now, we have 52 rural properties in active campaigns, many of which are featured in this edition. However, this window of opportunity won’t last long. March is historically one of the busiest months for rural sales, and this year is shaping up to be no different. A wet spring in Otago and Southland has pushed the season out, meaning more properties are expected to transact over the coming weeks. Buyers across the country are also looking to secure property before the new season begins, adding another layer of urgency to the market.



If you’re looking to buy, waiting could mean competing in a much tighter market. As more properties are sold in March, there is less choice in the market and more competition between buyers for those remaining, making it harder to secure land at today’s value levels.



For sellers, now is the time to get ahead of the rush by taking advantage of depleted stock levels and introducing fresh opportunities to buyers who might have missed out on others. Properties that are well prepared marketed correctly, and priced to meet the market will always attract strong interest.

The key to a successful sale in this market? Motivated vendors. Buyers want certainty, and the best deals happen when vendors are genuinely on the market and ready to engage.
