Exploring the Rental Market in the Wairarapa District

Masterton District is the largest territorial authority within the Wairarapa region and serves as the commercial, service and administrative hub for the eastern Wellington region. Centered on the town of Masterton, the district supports a diverse economy built around agriculture, horticulture, viticulture, manufacturing, healthcare, education and government services. The latest population estimates show the district has approximately 28,900 residents, with around 22,600 people living in the Masterton urban area. Population growth has remained positive over recent years, supported by lifestyle migration, housing affordability relative to Wellington, and continued regional development.

Rental Market

The Masterton rental market continues to perform strongly compared with many provincial centres. The latest MBIE Tenancy Services bond data indicates a median weekly rent of approximately $525-$530 per week, compared with the national median of approximately $595 per week. This puts Masterton rents around 11% below the national median, balancing tenant affordability with investor returns.

Rental growth has moderated over the past 12 months after the substantial increases experienced between 2020 and 2024. However, rents remain well above pre-pandemic levels, reflecting ongoing demand and limited housing supply across much of the Wairarapa. Long-term trends show median rents have increased from approximately $280 per week in 2016 to over $500 per week today.

Bond Activity

Active bonds continue to indicate a healthy and established rental sector across the district. While monthly bond lodgements can fluctuate, Masterton maintains a substantially larger rental market than many provincial districts of a similar size. MBIE bond data continues to show consistent new tenancy activity, reflecting ongoing demand from local residents, families relocating from Wellington, and workers moving into the region.

The district benefits from a diverse employment base and its role as the principal service centre for the wider Wairarapa. Employment in agriculture, healthcare, education, manufacturing, retail and government services helps underpin rental demand and supports relatively stable occupancy levels throughout the year.

Investment Yields

Masterton remains an attractive market for investors seeking a balance of cash flow and long-term growth. Based on current median rents of approximately $530 per week:

  • $450,000 purchase = gross yield of approximately 6.1%
  • $550,000 purchase = gross yield of approximately 5.0%
  • $650,000 purchase = gross yield of approximately 4.2%

Compared with many metropolitan markets, Masterton continues to offer relatively accessible entry prices while maintaining solid rental returns. Depending on property type, location and purchase price, investors can generally target gross yields between 4.5% and 6.5%. This is based on current median rents of approximately $530 per week.

Outlook

Masterton remains a well-balanced regional rental market characterised by steady population growth, strong tenant demand and housing affordability relative to Wellington. Although rental growth has eased from the rapid increases recorded during the post-pandemic period, underlying demand fundamentals remain positive.

For investors, the district continues to offer an appealing combination of moderate entry prices, stable occupancy rates and healthy rental yields. With the population projected to continue growing over coming decades, the Masterton rental market appears well positioned to support ongoing demand while remaining comparatively affordable for tenants.

The report is ideological, with recommendations that raise fair questions about whether owning a rental property would remain worthwhile. Yet buried within it was something tenant advocates and professional property managers should agree on: the Healthy Homes system is not working as intended.
