All too often, property management businesses end up acting as a finance company for landlords when maintenance is organized and landlords do not have the funds to carry out the work. This can be very frustrating as well as a little embarrassing and awkward as owners need to be approached for funds that they do not have. This also leads to contractors becoming frustrated as they have to wait for payment, leading to fractured relationships.

  Property Brokers have partnered with Tapi for a number of years now and recently, we agreed to partner with them with their new Property Tab service. This gives owners the ability to apply for a loan to cover the cost. The owner can pay for the maintenance up to a 12-month term to suit their rental income. They also have the option to pay off in full at any point with no additional fees.

The Property Tab is a great solution for landlords who are struggling to find the funds to pay for essential repairs and maintenance.

The invoice payments are handled by Tapi so your contractors are paid on time every time. Jobs scheduled to be paid on the Property Tab follow our normal invoice process in Tapi. Simply select ‘Charge to Property Tab’ and once the owner has confirmed the terms, the supplier will be paid directly by Tapi with the owner repaying the bill over time.

This service allows Property Brokers the ability to tackle larger maintenance jobs immediately yet it spreads the cost for our landlords. There are no hidden costs, just one straightforward monthly fee for the landlord to pay.

Tapi has partnered with property lending specialist Property Credit to offer this service. Property Managers and landlords can rest easy knowing that the funds they need to cover large maintenance bills will be available and this reduces cashflow stress as well as helps keep our Tradies on side.

Easy access to lending: Think of your Property Tab as your property credit card. Once you are approved for a Tab, you can use it whenever you need to pay for maintenance. You'll only incur fees when you add jobs to your Tab.

Set monthly fee: When you make a payment for a job using your Property Tab, you have the freedom to select repayment terms. Whether it's on a weekly or monthly basis, you'll only be charged a fixed monthly fee until your balance is settled. There are no hidden charges.

100% digital process: Applying for a Property Tab takes less than 5 minutes online. Once you're set-up, Tapi's user-friendly digital portal lets you effortlessly add maintenance tasks to your Tab and define repayment schedules for pending work.

To get approved for a Tab, the landlord submits a one-time online application to secure a Property Tab for the investment property. Landlords can be approved up to $15,000 and this is determined by the property's cash flow.
