Dairy farm sales continue to lead the way for the Waikato

As the 2024/25 Rural/Lifestyle selling season draws to a close, we reflect on what has been a very interesting market.


The shining star has, of course, been the dairy market with strong farmer confidence on the back of record payouts and a favourable growing season leading to some excellent sales. In preferred locations, quality dairy units have enjoyed some of the strongest interest we have seen in several years. Demand certainly outweighs supply in this market sector, and this positively impacts dairy farm prices across the board. We expect the dairy market to remain strong, with the forecast payout looking buoyant for 25/26.


This upcoming selling season may be the perfect time for anyone considering an exit from the industry to capitalise. The dairy support/grazing block market has also benefited from the positivity emanating from the dairy sector. The best outcomes in this market area have been when neighbouring dairy farms can easily utilise the support land. The old real estate adage Location, Location, Location is incredibly apt in this market sector.


The lifestyle market has performed along very similar lines to the residential market. We have seen stronger levels of enquiry and better numbers of attendees at Opens than we saw 12 months ago, but buyers are still being very selective.




Demand certainly outweighs supply in this market sector, and this positively impacts dairy.



In situations where vendors are prepared to meet the market, then deals are being done, but if a vendor is looking for the market to pay a premium, it can be challenging to achieve that outcome.
