Your bathroom checklist

For a bathroom to be appealing it must ooze functionality, while also being a clean and tidy space! Be sure to check out these bathroom details at your next open home viewing.


For starters, check out the size of the bathroom and the number of bathrooms in the house. Remember to think about the number of people that will be using this space. An ensuite is also a fantastic edition, providing privacy and functionality to a master bedroom or guest bedroom.

Have a good look at the condition of the vanity and the storage space it provides. It’s a good idea to turn the taps on and check the water pressure; while you’re there, also look under sink to check the conditions of the pipes and if there is any water damage evident from leaks.

Asides from the vanity, it’s useful to see if there is additional storage space available for personal products, cleaning products and linen. You may also need additional floor space to fit a rubbish bin or set of scales. 

On the topic of flooring, the property may have underfloor heating installed. It's important to check that it's working throughout the house, including the bathroom.  

Check to see if the bathroom mirror is included in the chattels, as it may be fixed to the wall or part of a wall hung cabinet unit. You might also want to check the placement and number of lighting fixtures in the room, especially over the mirror. 

The shower is your next stop. Again, check the water pressure and have a good look at the condition inside the shower. Check for any built-up mold or grime, and if so, if this could be cleaned off with some good old-fashioned elbow grease. Does the style of shower suit your needs – you might specifically be after a walk-in shower, one with two shower heads, or a tiled surface.

Is a bath a ‘must have’ for your new property? Check to see that there is indeed a bath, whether it’s free standing or fixed, and if the size is suitable. The shower may be over the bath, so consider if this style is suitable, especially for children or those with limited mobility.    

You’re going to need somewhere to hang your towels, so check the hooks or towel rail, and if this is going to provide enough room for the number of towels and face cloths. You might also be after a heated towel rail, so if this is installed in the house, check that it’s in good working condition.

It’s particularly important to note how many toilets are at the property and if the toilet is separate from the bathroom. Check how well the toilets flush, their overall condition, and the rooms ventilation options. You may want to note if it’s a traditional toilet style or if it’s wall hung.

You’ll also what to check the bathroom fan/ventilation system is working, and that it has been used in the past; check for any mold and grime. This will also translate to the condition of the wall and window sills – check there is no water, steam or mold damage.

Finally, you’ll want to make sure there are no funny smells, which may indicate issues with the plumbing.

Remember to do your homework and take your time looking through the bathroom. There are lots of components in this space to check, so don’t rush the process!
