Pre-settlement inspections, what are they and why are they important?


Congratulations, you've gone unconditional, and you're ready to settle and move into your new home! But before you do, there is one last crucial step, your pre-settlement inspection.


What is a pre-settlement inspection?

The pre-settlement inspection is your chance to check that the chattels listed in the sale and purchase agreement are in the same condition as when you signed the agreement. 

 If you have agreed in writing for the vendor to do maintenance or repairs before settlement, this is your opportunity to make sure that work is complete.

It is not an opportunity for you to check how clean the property is unless you've added this as a clause of the sale and purchase agreement.


When does the inspection happen?

The inspection must happen before settlement day. Your Property Brokers agent will recommend a pre-inspection 3-4 days before settlement. You are allowed one pre-inspection unless work needs to be completed on the property. 

Our advice is not to leave it until the last minute. If something requires attention, this gives both the vendor and the buyer a fair chance to check and resolve any issues so that settlement can take place on time without financial penalty. 


What should I check?

The appliances and fixtures should all be in reasonable working condition. We recommend bringing your Property Brokers real estate agent with you to go over any questions or queries you may have.

Check: The condition of the curtains, carpets, and pendants.

Test: The appliances and fixtures and any other chattels that are listed. If you want to be extra meticulous, you can bring a hairdryer to the pre-settlement inspection to ensure that all electrical outlets are working and no fuses are tripping.  


Other things to consider: 

  • Checking the little details - If you notice that the lawns are not mowed very well (or at all), there is a lightbulb missing or a few holes in the walls from old nails, your instincts might tell you to red flag these. You are welcome to discuss these with your vendor, but it is likely not worth the trouble to delay your settlement. Remember, once you are in your home, these are generally easy fixes.  
  • Cleanliness is subjective - The level of cleanliness may not line up to the same level as your own. It is worth every dollar to pay a cleaner to arrive before you move in so that you can start fresh from day 1. 

Alert your solicitor immediately if:

  • Anything that was agreed in writing on the sales and purchase agreement has not been completed or fixed
  • There is a significant amount of rubbish on the property
  • There are missing keys, remotes, or alarm codes to the property

To avoid a late settlement fee, your solicitor will be able to organise that either these contested items are resolved before settlement, or you may receive money off the final settlement price to remedy the issue yourself.
