Making Your Rental Feel Like Home

How to Make Your Rental Property Feel Like A Home

In New Zealand tenancy law, minor changes are small, non-structural alterations a tenant can make to a rental property, usually with the landlord's consent. These changes are reversible, do not damage the property, and include things like hanging pictures, using removable hooks, adding temporary shelves, or putting up peel-and-stick wall decals. Tenants must avoid causing damage, may need to restore the property at the end of the tenancy, and should always get written consent from the landlord if it's not already allowed in the tenancy agreement. Landlords cannot unreasonably withhold approval for such minor changes.

  • Decor & Furnishings: One of the simplest ways to make a rental feel like home is through decor and furnishings. Rugs, cushions, and throws can completely change the feel of a room without making any permanent changes. Artwork, framed photos, and removable wall decals or posters allow you to display your personality while keeping walls intact. Temporary solutions like these are perfect for tenants because they don't damage the property and can be easily removed when you move out.
  • Lighting: Lighting is another powerful tool. Soft lamps, string lights, or smart bulbs can create a warm and welcoming atmosphere. Changing the lighting doesn't require any permanent installation, and it can transform a stark rental into a cosy and inviting home. Mirrors are also great for making spaces feel larger and brighter, and they can be easily hung with removable hooks.
  • Indoor Plants: For those who enjoy a touch of greenery, plants can make a huge difference. Small potted plants on shelves, hanging plants, or window boxes can brighten up a room and improve air quality. Just make sure to choose plants that are suitable for indoor living and don't require structural changes to your property. Artificial plants can also be a low-maintenance option that still adds life to your space. Outside, adding colour annual flowers to gardens can also provide a colourful show over the warmer months of the year.
  • Storage & Organisation: Storage and organisation are key to creating a sense of home. Using stylish storage boxes, baskets, or modular shelving can help keep your space tidy while reflecting your personal style. Keeping your rental organised reduces stress and makes it feel more like your own sanctuary. Temporary solutions like over-the-door hooks or removable shelving can add functionality without breaching tenancy rules.
  • Pops of Colour: The kitchen and bathroom are often the hardest areas to personalise, but small touches can make a significant impact. Colourful utensils, dish racks, or mats can make these areas feel more inviting. Bathroom accessories like towels, shower curtains, and organisers allow you to add personality while staying compliant with your tenancy agreement.

Finally, create routines and personal spaces. Making your bed every day, having a favourite reading corner, or establishing a dedicated workspace can turn a rental into a home. Making your rental feel like home doesn't have to mean making permanent changes or breaking the rules. With thoughtful decoration, clever storage, and personal touches, you can create a space that is uniquely yours while respecting your tenancy agreement. Small changes can make a big difference, helping you feel comfortable, relaxed, and truly at home in your rental.

If you want to make a minor change at your rental, ensure you discuss with your Property Manager before proceeding.
