Power and Cleaning
We will look after the Building Warrant of Fitness and arrange servicing and maintenance when required, we can also offer to negotiate the best power and cleaning costs for the whole building or building complex, so that the better prices can be passed onto the tenant.
The benefit of having one cleaning company cleaning the entire building is not only the better price, but the standard of cleaning can be kept consistent.
Building Service and Maintenance
Property Brokers will ensure that contracts are in place to provide the most cost effective price for the service provided.
Property Brokers have the expertise to check invoices prior to payment to ensure the time taken is standard for the job completed.
Tenants' Costs
Although the building outgoings are normally paid for by the tenant, it is imperative that the cost per square metre is kept as low as possible without detracting from the quality of the building. Most tenants look at the total cost per square metre when leasing space including net rent, outgoings and service charges such as power and cleaning.
Property Brokers' aim is to keep our tenants happy so they will stay in your building and be willing to pay an increase in their net rent (your profit) when a rent review is due, because of the high standard of the property management and the ability of Property Brokers to keep the outgoings and service costs under control.
Commercial Leasing
The commercial leasing section will look after your tenant's lease and will talk to your tenants at least three months before lease expiry, but preferably six months, to ensure at no time is your tenancy empty.
As both the Property Management and Commercial Leasing section of Property Brokers are under the leadership of Company Commercial Manager, Mike Helleur, they work as a team and share the same information database.
Property Inspection
Once a month our Company Commercial Manager will visit your building and talk to your tenants' nominated person to ensure our high standard of building management is being maintained.
Accounting
Property Brokers' computerised accounting system has a high level of sophistication which provides an immediate alert to arrears of rental and provides monthly reports to you of all monies received and disbursements.
